Summary

Sanctuary Scotland is a highly ambitious client who prioritise tackling large scale, complex re-generation projects, such as Burns Road, to re-vitalise and transform residential areas and create social housing that stands the test of time and is fit for future generations.

Sanctuary’s development team encourage aspi-rational and creative solutions and support the design processes with patience, understanding and forthright decision making to enhance de-sign quality and place-making. Collective Archi-tecture has successfully designed and delivered over 1000 homes across multiple award win-ning regeneration projects for Sanctuary Scot-land over the last 18 years.
Throughout the Burns Road design process Sanctuary Scotland supported the design team to ensure that the clarity of the original concept was delivered, with the signature curved block, new parkland connections and architectural de-tailing retained despite several rounds of value engineering.
With a high tender price returned during the pandemic, Sanctuary worked with the design team to uphold the project vision whilst also significantly reducing the construction cost. The challenge for the team was to quickly reconfig-ure five blocks into three and reduce the num-ber of closes from ten to seven whilst retaining the complex curved block, site layout concept and the total number of flats.
Sanctuary’s drive to deliver the project did not falter during this period, they contributed to the design revisions through their adaptation of the tenure mix to ensure the design challenges could be met and coordinated a number of fo-cussed team meetings with the design team over a short period to help refine the design and provide a more efficient and cost-effective solution.

Sanctuary Scotland also ring-fenced separate community benefits and art funds to ensure that vibrant and engaging public spaces were delivered with sculpture, outdoor children’s play spaces and high quality community seating in-corporated throughout the project.
